A Surety Inspection consists of a CERTIFIED and EXPERIENCED inspector conducting a visual, non-invasive physical examination of the systems, structures, and components of a home or building with the intent to identify material defects that exist at the time of inspection. An average inspection takes approximately 3 hours to complete. The purchase of a home or commercial building is one of the largest single investments you will ever make. You should know exactly what to expect --- both indoors and out -- in terms of needed and future repairs and maintenance. For example, a fresh coat of paint could be hiding serious structural problems. Stains on the ceiling may indicate a chronic roof leakage problem or may be simply the result of a single incident. A Surety Inspector interprets these and other clues and then presents a professional opinion as to the condition of the property, so you can avoid unpleasant surprises. Of course, a Surety Inspector will also point out the positive aspects of a building, as well as the type of maintenance needed to keep it in good shape. After the inspection, you will have a much clearer understanding of the property.

2. When Does A Buyer Request An Inspection?

The best time to schedule an inspection is right after your offer has been accepted. The real estate contract usually allows for a grace period to inspect the building. Ask your professional real estate agent to include this inspection clause in the contract, making your purchase obligation contingent upon the findings of a professional inspection.

3. What Does An Inspection Include?

Our Full Service Whole House Thermal Infrared Imaging Inspection starts at $300 (based on square footage).You may save many times the cost of the inspection if you are able to have the seller perform repairs or reduce the price of the property based on significant problems revealed by the inspector.

6. Do I Attend The Inspection?

It is not necessary for you to be present, but we encourage you to participate in a walk-through at the conclusion of the inspection. At this time, the Surety Inspector will review the report in detail with you and discuss any items which need immediate or future maintenance or repair, as well as discuss any items which present safety issues. The inspector will also review with you the operation and location of all utilities, water heaters, and furnaces, and will answer any concerns or questions.

7. When Will I Receive The Inspection Report?

You will receive a Surety Inspection report within one business day following the inspection. The report generally consists of 15 detailed pages of our findings in an easy-to-understand format. It will include photos and an Executive Summary which lists all of the issues in one place. We have combined the best of checklists and narrative style formats to provide you with a clear understanding of the condition of the property.

8. What If The Inspection Report Reveals Problems?

If the Surety Inspector finds problems in a building, you may still consider the purchase but you will know in advance what type of repairs to anticipate. A seller may be willing to make repairs or reduce the price of the property.
